I think the $SPG during Covid analogy will prove to be the case for $ARE, but we shall see. Like life sciences today, bears made the same kind of arguments about malls and e-commerce and burn rates et al. But I think owning key properties in the Mission and Cambridge etc is like owning Bal Harbour and Short Hills. $ARE should be okay if they high grade their portfolio and take prudent actions to work through this.

Bought a bunch of $ARE today sub $60 after downbeat results on Monday. Investors are tentative ahead of possible 2026 div cut at their December Investor Day. Life sciences markets are currently oversupplied but many of $ARE's properties in San Diego, Boston and San Fran are scarce assets. Overall, their portfolio is mostly triple net leases with 3% annual step-ups and 7+ year average duration. $ARE should be able to work through its development pipeline. Like buying $SPG coming out of Covid, $ARE owns high-class assets and the stock should recover in time.

Two out-of-favor stocks that currently intrigue me: $FDS and $ARE FactSet is trading at valuation levels it last traded at post-GFC with strong cash flows and balance sheet. Shouldn’t AI be more of a growth opportunity than risk? Alexandria owns scarce pharma/lab space in key SF, Cambridge, and San Diego markets. Market got oversupplied and investors are worried about government cutbacks. But valuation is very undemanding and balance sheet is high quality for a REIT. Feels a bit like $SPG coming out of Covid. Thoughts?
