Up to $11.6B if both 5 year extensions hit. That's 2x the entire market cap in contracted revenue on just one campus. Rumor is $META is the tenant which is consistent with their massive spending recently. The lease structure is the story. Triple net means the tenant eats the operating costs. CleanSpark collects ~$330M in average annual NOI at a contribution margin near 100%. This might be the best triple net deal we've seen. Longest term in the sector at a ~17.1% development yield, ABOVE the AWS deal $CIFR signed. Hyperscalers aren't just leasing more capacity. They're locking in 20 year terms.
